COMMERCIAL & INSTITUTIONAL SEALANT WORK

Commercial Security Sealants

Northern Kentucky · Greater Cincinnati · Nearby Indiana

Help protect exposed joints from picking and tampering.

Professional Sealants, Inc. installs security sealants for commercial and institutional projects. Because accessible joints can face deliberate damage, the material must suit the facility’s requirements.

MATCH THE JOINT TO THE REQUIREMENT

Hardness. Movement. Adhesion.

01

Tamper resistance

Before choosing the sealant, confirm the location and facility’s tamper-resistance requirements.

02

Joint movement

Also, match the sealant to the joint’s expected movement.

03

Surface bond

Prepare the surfaces so the sealant can form the required bond.

ADDRESS THE REPEATING REPAIR

A damaged joint can become a recurring maintenance task.

When people repeatedly pick or pull sealant from a joint, the same replacement material may leave the problem unresolved.

Review the security requirements before finalizing the joint detail. Early planning also gives the team time to confirm material approval, access and curing.

Where security sealants fit

The project specification and joint conditions determine where security sealants fit, so review both before pricing.

Correctional & secure facilities

For example, detention and correctional projects may specify security sealants at accessible joints and seams.

Schools & public buildings

Schools and municipal facilities may also need tamper-resistant sealants where people can reach and damage the joints.

Banks & institutional buildings

These areas may include masonry joints, frame edges and joints around fixtures. However, each location needs a material that meets its security requirements.

FOR ESTIMATORS & PROJECT MANAGERS

Define the detail before installation.

Coordinate security requirements with the design team, facility representative and material manufacturer so the team can agree on the joint details.

01

Identify the joints

Before pricing, provide joint locations, sizes, total length and the materials on each side.

02

Check the specified sealant

Review joint movement and cleaning needs before choosing the sealant. If the joints are outside, also check weather exposure and surface compatibility.

03

Define the preparation

Identify old sealant that needs removal. Then confirm surface cleaning, primer and joint backing requirements.

04

Coordinate access & curing

Include work hours, escort requirements and occupied areas. Also, protect the sealant until it cures enough for its intended use.

MATERIAL SELECTION MATTERS

The hardest material is not right for every joint.

Some harder security sealants allow little or no movement, while flexible products offer a different balance. Therefore, choose a material that meets both the security requirements and the joint’s movement needs.

BEFORE YOU REQUEST A BID

Security sealant questions

How does security sealant differ from ordinary caulk?

Security sealants resist picking or tampering. However, product selection must also account for joint movement, bonding surfaces and exposure. Ordinary architectural caulk is not an automatic substitute.

Is tamper-resistant the same as tamper-proof?

No. These terms describe different requirements, so check the project specification and the manufacturer’s current data. Also, sealant alone cannot make an entire facility tamper-proof.

Can new security sealant go over damaged sealant?

Review the old sealant, its bond and the joint condition first. If the work requires removal, include it in the scope. Then follow the specified preparation steps to help the new sealant bond.

What should estimators confirm before pricing security sealant installation?

Before pricing, confirm the specified security sealant, joint locations, sizes and total linear footage. Also, identify surface preparation, old sealant removal, site access and the work schedule. Include escort requirements and work in stages so the bid covers the full scope.

What if the project team has not selected a security sealant?

Send PSI the project location, available drawings, joint details and known site conditions. Also, list any requirements that still need approval. Before installation, the project design team should confirm the material against the project documents and manufacturer guidance.

What affects security sealant cost and installation timing?

Joint length and size, material, removal and preparation affect the bid. Access limits and work in stages also affect scheduling. Because curing varies by product and site conditions, include the required reopening date.
